Work begins on next Minnesota West project house

The house most recently completed by carpentry students at Minnesota West Community and Technical College at 411 West Main Street in Pipestone was recently sold for $128,000 and work has begun at the next project house at 622 Third Ave. SW.

According to information presented at the Sept. 12 Pipestone County Economic Development Authority (EDA) meeting, the renovation of the house at the property is estimated to cost $202,427.23.

The work will include adding a new attached garage on the north side. The existing garage on the west side will remain, but the existing garage door, which faces south, will be replaced with a wall and a new garage door will be installed on the north side.

The first floor layout will be modified, according to the plans, but Pipestone Building and Zoning Official Doug Fortune said the second floor layout will remain the same with three bedrooms. The house will have four bedrooms and 2.5 bathrooms.

The deck on the back of the house has been removed and the concrete structure that was most recently used as wood storage on the south side will also be removed.

Fortune said the house is 2,112 square feet without the basement, which is not finished. He said the basement would add another 1,000 square feet. The house sits on a lot that is 96 by 150 feet, which is 14,400 square feet or about one-third of an acre. There is alley access on the west side.
Minnesota West carpentry instructor Shawn Berning said there are 12 students in the carpentry program this year, including six full-time students and six high school students. There are also six Minnesota West plumbing students who will be working on the project.

Berning said students would begin working on the roof soon to prevent any further damage inside the house. He said students had already removed the old hardwood flooring that was starting to buckle and the old deck.

EDA President Kevin Paulsen suggested that the EDA have some landscaping done on the property before selling it due to its visibility along state Highway 30. The EDA also discussed trying to raise additional funds for the renovation program, which is a partnership between Minnesota West, the EDA and Pipestone Area Schools. This is the fifth house to be renovated by the program.
