During an update on the 622 Third Ave. S.W. property at the April 15 EDA meeting, EDA Director Justin Schroyer said Minnesota West carpentry instructor Shawn Berning expected the project to be completed by May. Students began working on the property in 2022. Schroyer said Berning wanted to know if the EDA wanted to use green treated lumber or composite material for the decking at the property, or leave it framed and let the buyer finish it how they choose. He said the composite would cost about $1,000 more than the lumber. After some discussion, the EDA chose to go with composite.

“I kind of like the composite,” said EDA Chair Rodger Smidt. “I think it probably would look more attractive.”

Anyone interested in bidding on the property must contact Schroyer at 507-825-3324 to obtain a copy of the bidding documents, which will include a copy of the bid form, property information sheet and the purchase agreement. Sealed bids for the property will be accepted until 5 p.m. on June 14. The bids will be reviewed by the EDA at its June 17 meeting.

As of the April 15 EDA meeting, the cost of the renovation project was at $211,680.47, which was over the budgeted amount of $202,427.23. Building supplies, electrical work and the removal of hazardous material were the primary areas that exceeded the budget.
